First Wharf Tower LLC
Positioned at the opening of a major waterway on ‘Al Reem Island’ in Abu Dhabi, Michael Schumacher Championship Tower will be the world’s first ‘Marina Tower’ featuring triplex apartments with direct access to its own private marina berth.
First Wharf Tower LLC envisioned an ambition development to create an exclusive premiere residential tower combining high-end luxury units with recreation amenities, dressed in a futuristic aesthetic themed building.
The site is approximately 120m wide X 130m deep, adjacent to a boulevard to the west and a water channel to the east. The 66 storey tower takes centre stage with 434 residential units, 7 waterfront villas, 4 levels of basement car park and featuring a marina basin for private boat berths. Due to the planned site topography the main access level to the tower will occur at Level 01 (RL 7.20 ADMD)
The Tower
The elegant sculptural form takes its cues from analysing air movement around a Formula 1 race car. It’s centrally positioned within the marina basin and appears to emerge from the water like a sea mammal. The base starts with three tilted elongated legs moving upwards and morphing to form the main body. As the tower grows it eventually fans outwards to form the distinguished spiked crown.
The Podium
The roof and landscaped terrace is characterised by the graceful undulating motion of a Mantar Ray. This form envelopes a sense of fluid movement as the curved edges serves to encourage pedestrians to move around the podium walkways. The façade is wrapped with aerofoil shaped contoured louvers emulating air flow around a moving object.
The two levels houses the majority of the MEP plant, telecoms, water and district cooling machinery, with primary access to the tower and entry links to the basement car park which also feeds into the boat storage facilities.
The Basin Edge
Townhouses along the northern edge of the marina basin will offer private berth access to harbour yachts up to 46ft. The basin features a ‘Boat Club’ a fully automated boat stacker system housing 40 yachts ranging from 32ft to 40ft in length.
Building Height & Site Boundary
The ‘Draft Affection Plan’ nominates a maximum building height of 172m. However, at the request of ‘First Wharf Tower LLC’ a maximum building height of 300m was obtained from the developer ‘Tamouh’. The tower now achieves a height of 278m above the ground level at RL3.5 ADMD.
The basement walls are setback 3m within the site boundary to respect the service corridors. A 6m setback line is sought for the street alignment to allow articulation of the sculptured podium roof.
